INSPECTIONS
We are pleased to offer detailed and thorough septic inspections in accordance with ASTTBC guidelines for inspection. These inspections are often required by mortgage lenders as a condition of approval and are designed to help protect the borrower from high unexpected costs associated with system repair or replacement. Septic systems have a limited service life that can range from 10 to 50+ years depending on several factors including soil type/structure, the use it received, how it's been maintained or possible physical damage. 20 to 25 years is considered the average life expectancy for a system. Our inspection will give the buyer peace of mind whether a wastewater treatment system is working as intended or notify you that there are issues prior to your decision to purchase your new home. This thorough inspection involves the following:
Request and obtain original design and permit documents from Interior Health prior to inspection day. We will verify the existence of these documents and review the design specifications. Design specifications will be compared to what's present.
Verify inlet and outlet flows from septic tanks, pump chambers, trash tanks distribution boxes, distribution laterals etc. Check for blockages. A pipe inspection camera will be used to view unaccessible components.
Assess the distribution field for signs of exhaustion.
Inspect structural integrity and function of components.
Verify operation of any pumps, control switches and alarms
Flow Test - A constant flow of water is admitted to the system and monitored for signs of restriction or backup
After completion of inspection, a detailed report is then generated along with any supporting photos and recommendations will be provided to you.
